The Mantra Pandanas Darwin towers over Darwin City and provides accommodation for full-time tenants and holiday-goers.
The exterior paintwork needed a rejuvenation so that the facility would be attractive to prospective occupants. Our Darwin team was engaged to uplift the building with a full external repaint.
The previous coating system needed some TLC as the building's paint had significantly faded, worn thin and water damage was prevalent. These issues could pose a challenge for permanent residents if left unattended as the coating system is the protection from Darwin’s harsh elements.
The faded paintwork was a concern for the building managers as it could impact the property's appeal to holiday-goers. Given the reliance on its attractiveness as a vacation spot in the competitive Darwin market, especially during non-peak seasons, maintaining the building's exterior was crucial.
Following discussions with the body corporate, permanent residents, The Mantra, and Airbnb businesses, we put forward a comprehensive painting plan to address the building's issues and enhance its overall appearance.
Our operations team formulated a comprehensive painting plan that involved conducting a thorough building washdown followed by repainting all rendered surfaces. One of the key operational challenges we addressed was effectively coordinating the balconies. To tackle this, our team engaged in weekly discussions with all stakeholders to establish the number of units we could commit to completing within that week. Subsequently, the stakeholders would then guide us to their preferred units, necessitating a high degree of flexibility and continual communication.
Within our operations plan, we devised various approaches to ensure unrestricted access to the building. Our skilled rope technicians managed to cover specific sections of the building, while Elevated Work Platforms (EWPs) were utilised to reach areas inaccessible by ropes. In cases where neither ropes nor EWPs sufficed, accessing the balconies through units became necessary.
Over four months, our dedicated team of 6-12 painters successfully carried out a comprehensive repainting project, breathing new life into the building's exterior. The results were met with great enthusiasm from the Body corporate, the residents, Mantra, and Airbnb owners.
