Case Study: Minimal trade disruption at Calamvale Marketplace

Calamvale Marketplace had not been repainted for 20 years with the facility’s paintwork presenting as tired and in need of an overhaul.

Higgins Brisbane won the contract to repaint the facility after a successful bid for the tender.

The challenge

CBRE, on behalf of the owner, prepared a tender for the painting schedule of Calamvale Marketplace. The project involved full external repainting of the centre. The main challenge in this project was to minimise disruption to the daily operations of the retail outlets within the Marketplace. The shopping centre has many stores that operate for extended hours. Entrances and loading zones needed to remain uninhibited at all times.

It was essential to mitigate all operational risks to pedestrians. Since access equipment was needed to safely reach all surfaces, all work areas needed to be well-signed to ensure pedestrians' safety.

Solution

We worked with a colour consultant to narrow down the owner's preferred colour palette. Before repainting with the new colours, we pressure washed the surfaces to remove all contaminants. Our operations team installed anchor points to facilitate rope access - reducing the use of boom lifts whenever possible. Render and texture repairs, as well as FC sheeting repairs, were necessary to provide our trade-qualified painters with a suitable surface to work on. 

Our operations team, in collaboration with CBRE, developed a works program based on the needs of the facility's occupants. Weekly on-site meetings were held to highlight key milestones and forecast upcoming works, keeping all stakeholders informed about the project's progress. Access to the main entrances had to be maintained at all times, which we managed by conducting night works. Bollards and tape were used to keep pedestrians safe from work zones, while spotters were employed during boom lift operations.

Results

Our team of skilled tradespeople spent eight (8) weeks on-site, working hard to uplift Calamvale Marketplace. We made it a priority to keep consistent communication with the client and were able to adjust our works plan to accommodate their needs, which was a crucial factor in the successful delivery of this project. The original cream, green, and red colour scheme has been replaced with a fresh new two-tone palette, which has given the retail complex a much-needed facelift.
