An icon of Yeppoon, Bayview Tower stands prominently in the heart of the city and provides accommodation for full-time tenants and
holiday-goers. 

The dilapidating paintwork needed a revamp to allow the facility to regain its allure. Our local Rockhampton team provided a thorough proposal overviewing a full external repaint to restore the facility.

The challenge

The Building Manager of Bayview Tower contacted Dulux to assess the condition of the building's paintwork. Since its construction, the tower had not undergone and washdown or repaint, and the paintwork had deteriorated significantly. The balustrading was in poor condition, with some sections needing to be replaced. Concrete cancer and fading were evident in the paintwork throughout the building. Ailments typical of a building near the water were surfacing at Bayview Tower.

Access challenges presented due to the design of the building. No singular access method would be sufficient to tackle the repaint of this facility. In addition to this, the facility needed to remain operational for areas not being repainted. Clear and consistent communication was required to keep all the stakeholders abreast.

Solution

Our team worked on repainting the exterior of the building systematically. We started from the top of the facility and worked our way down, one level at a time. The scope included balustrading, doors, balconies, ceilings, soffits, eaves, columns, and steelwork within the reception area and retail areas. We performed a building washdown and minor repairs to prepare the canvas for our painting experts.

Rope technicians installed anchor points to enable repainting on the broad walls, which was completed in a tight timeframe to accommodate the needs of the Building Manager. We gained access to balconies through units, which needed to be planned thoroughly with communication directly to permanent tenants. Our operatives applied similar colours to the original however, in some cases, we updated the specification to a higher gloss finish.

Results

Despite facing inclement weather, our team was able to scale up our workforce and be flexible with work area schedules. We completed the project on time and to the satisfaction of all Bayview Tower’s stakeholders.
