Quay Views is a 4-storey residential apartment complex in the heart of Emerald Lakes on the Gold Coast.

The complex is run by the Emerald Lakes Residential body corporate who engaged with Higgins to help with a rejuvenation. Our Gold Coast team provided a wash down, repaint and building repairs to restore the state of the facilities.

The challenge

The key challenge of this project was the architectural design of complex. The differences in the shape of each façade required savvy project management and a well-thought out access plan. In addition to this, the buildings required minor repairs before any paint could be applied. All works had to be complete while occupants continued to live in their apartments.

Solution

Our works schedule featured 12 distinct elevations, each with their challenges. We determined the most cost-effective and safe solution for our workers, and the occupants was access via a combination of rope, scaffolding, and Elevated Working Platforms. Our fully certified industrial rope access team installed anchor points to ensure safe access. Fixed scaffolding and boom lifts allowed access to any areas unable to be reached from abseil-painters. Our operations team of four painters completed render and crack repairs while on-site to protect against future degradation.

Results

The project spanned for four months, with the final product delivered on-time and within budget. At the conclusion of After the works were completed, the body corporate provided some positive feedback on our quality of work.
