The ongoing maintenance at Nu Mylo Aged Care Facility focused on the upkeep of the internal areas of the facilities; however, the external surfaces had become neglected.

Our local Toowoomba team were happy to undertake a painting project to bring the facilities' exterior back up to scratch.

The challenge

Several key issues were affecting the site that our operations team noted during our first walkthrough. Water ingress had caused mass damage to vital components of the building. Most of the fascia had weathered and presented cracks and holes. The paint systems throughout the facilities were suffering from peeling, bubbling and oxidisation. It was clear that the existing paintwork required an overhaul.

In addition to the facades and fascia presenting poorly, we examined the roof's condition and found that it had begun breaking down due to environmental conditions. We suggested a pressure clean to ensure no damage. The customer noted the roof had been ignored in the past due to access difficulties.

Solution

We curated an operations plan that aimed to remediate the damaged sections of the buildings before repainting. We provided extensive fascia repair and replaced fretwork and window frames. Our painting preparation work focused on filling cracks, holes and sealing gaps and joins to a high standard.

We provided a full external repaint utilising a range of premium Dulux products, and managed access via EWPs and scaffolding. The entire roof was pressure cleaned, which made a marked difference to the appearance of the buildings. All works were completed with minimal disruption to residents.

Results

The project spanned for nine weeks, with over 2,000 operational hours completed by an operational team of six. As can be seen below, the facility looks rejuvenated, with the end product thrilling the customer.
