The Cygne Crawley Edge apartment complex on Mounts Bay Road Crawley overlooks the iconic Crawley Edge Boatshed, the pearl of the Swan River.

Our Perth team were tasked with the rejuvenation of the apartment complex. This project was full of challenges, including the need to perform all works concurrent with third-party contractors.

The challenge

The Cygne Crawley Edge Apartment complex had begun to show signs of degradation. The external substrates were suffering from environmental effects, including desalinisation and damaged render due to buffeting from the wind. An external builder had noted all the buildings defects, which included the need for a repaint.

The architectural design of the building provided an access challenge for our operations team. With repainting to balconies included in the scope, our team needed to employ savvy project management to ensure there was no damage to the plated glass balustrading. This challenge became intensified by the other contractors performing works that we needed to operate around safely.

Solution

We utilised a combination of fixed scaffolding, abseil painting and a lightweight spider boom to access all areas safely. The lightweight spider boom was chosen due to load tolerances. As can be seen below, we employed cylindrical foam wrapping over the balustrading to protect against any damage. Our operations team had to manage on-site work concurrently with up to six different third-party contractors at one time.

The previous paintwork had deteriorated and required an intensive overhaul. Before applying any paint, adhesion tests and soluble salt tests were taken, then repeated at the project’s completion. In addition, pressure washing was carried out to eliminate mould and other contaminants. Our operations team utilised a combination of Dulux products, including Weathershield and Acratex AcraShield.

Results

After two months on-site, our operations team of six had completed this extensive repaint. In addition, post-project soluble salt tests conducted by an external NACE Coatings Inspector confirmed that our solution met the requirements, enabling the customer to sign the project off.
