The Casuarina Villas residential apartment complex in Patterson Lakes is comprised of four (4) buildings and 59 units.

The facilities were in need of some tender-love-and-care and a repaint was required give them a much needed rejuvenation. Our Dandenong Team was thrilled to take on the challenge and restore the buildings to their original state.

The challenge

At our first on-site inspection and as evidenced by the photos below, the state of the existing coating system was poor. While several surfaces had faded and become discoloured, others were more seriously affected with water ingress and other complicated issues. We also identified some minor building repairs that would uplift the state of the facilities.

Our team identified that a once-off repaint was not a sufficient long-term solution, as the coating system would be prone to degrading to its previous state. It was clear that to ensure longevity of the paintwork and overall ‘health’ of the buildings, a more involved approach was required.

Solution

After several site visits and collaboration from our sales and estimating teams, we proposed that the facility receive a repaint, followed by on-going maintenance over several years. The customer was thrilled with this proposal, and the capacity to spread the costs of the plan evenly across its lifetime. We commenced the multi-year painting plan earlier this year and have completed the repaint component that has given the facility the overhaul it required.

The initial work featured a full external repaint and an internal repaint of nominated common areas. We consulted Dulux who provided a painting specification explicitly designed to withstand the environmental conditions this complex was subjected to. The specification featured several hybrid coating systems that our operations team expertly applied. The application was complete after four months on-site utilising a range of access methodology.

Results

The internal and external repaint within the painting maintenance plan is now complete, and we look forward to returning each year to help maintain the condition of the facilities.
