The beachside suites in Glenelg started to look tired. That's when Higgins were appointed to brighten the facilities.

In over three years, the internals of the seven-storey resort hadn't received a refresh. Considering the resort's prime location, constant patronage inevitably wore on the state of the paintwork.

The challenge

Our Adelaide team knew the facility well having completed smaller scale works in previous years. Tackling this sizeable project was unlike any of those scopes.

Executing a colour change requires careful planning and consideration prior to application. The process was made seamless for the facility's committee who were initially unaware of Higgins' breadth of expertise outside of painting itself.

 The Oaks Plaza Pier presented our experts with obstacles from a project management perspective. During the schedule of works, the building had 93% occupancy from both guests and permanent residents. To navigate the common areas, our team maintained the utmost punctuality when it came to notifying staff, and occupiers of the works schedule.

Solution

Providing a tailored offering means understanding the intrinsic needs of the facility. Since management were seeking a long-term solution outside of the total repaint, we provided a detailed maintenance plan that would protect the state of the internal paintwork amidst constant wear-and-tear for years to come. Our experts created overlays based on a similar colour scheme found in other Oaks facilities after liaising with an in-house architect. They then used separate rooms to showcase prototypes of the three colour options. 

The works schedule was formed with the intention of minimising disruption to the facility's daily operations. With this in mind, the foyer area, being one of the busiest spaces, was repainted after hours.

Throughout the seven-week repaint period, our project management team maintained communication and held regular meetings on-site to monitor any potential mishaps. In this time, we utilised signage and barricading to divert foot traffic around work areas, allowing the unhindered application of Dulux Professional paint to various internal substrates.

Results

The Oaks Plaza Pier's internals had departed from aged and blemished, to fresh and modern. High levels of workmanship evident throughout the project impressed management, so much so, that our local team were recommended to maintain other Oaks facilities in Adelaide.
